One of us spent 21 years inside commercial real estate — scaling firms, managing hundreds of people, solving every operational problem that comes with growth. The other spent a decade building a tech company, then three years rebuilding it on AI. We came together because neither side can do this alone. Bonner brings the real estate. David brings the AI.

Our Story

We didn’t plan this. We discovered it.

Bonner was leaving Kane after 21 years. David was expanding beyond Offline. They had lunch at the right moment — two free agents with complementary obsessions. Bonner was a visionary who saw where CRE was headed: that AI was about to reshape the operational layer of the entire industry. David was an integrator who’d spent three years proving what that reshaping actually looked like inside a real company.

What they didn’t have yet was the thesis. That came from the market. Every firm they talked to could see what AI made possible — but nobody had the time, the knowledge, or the mandate to make it real. The gap between potential and practice was widening fast. They decided to build a company that closes it.

Bonner Gaylord

21 Years Inside CRE

Bonner joined Kane Realty when it was 12 people and spent 21 years helping build it to 330 — with 270 reporting to him. He oversaw development, ownership, and operations across North Carolina, solving every scaling problem that comes with growing a real estate business from nothing. When he left, he got asked to do general consulting. He turned it down. Doing consulting without AI first would be doing a bad job.

David Shaner

The Test Kitchen

Chemical engineer turned founder. David built Offline into a company with $8M raised, 35 employees, and 700 restaurant partners across 10 cities. When AI started getting serious, Offline became his test kitchen — he and a few team members rebuilt the company’s systems until the business ran with a small team and a lot of intelligent infrastructure. Everything GI recommends to clients, David has already proven on his own P&L.

Most firms treat AI like software — buy a license, roll it out, check the box. But AI is not software. It requires companies to metamorphose, not just adopt. The caterpillar does not become a butterfly by adding wings to a caterpillar.

The human layer of real estate is irreplaceable.

Relationships, taste, judgment, local knowledge, moving dirt — these are where the value lives. AI should serve that layer, not replace it. The best brokers, operators, and developers will always be human. We are not here to change that.

The process layer is holding your people back.

Data entry, reporting, document processing, copy-paste workflows — your best people spend too much of their time on work that does not require their brain. They deserve better. And now, for the first time, better is possible.

This is existential for independent firms.

Institutional players are investing heavily in AI. If they get meaningfully better at this than the local firms, they will eat your lunch. The window to build these capabilities is open now. It will not stay open forever.
